      Space Available for Lease at 1016 Niagara Falls Blvd

    I am the president of the Campos Group and iPrintfromHome.com, a new online photography business that we launched in September of 2003. My business is located at 1016 Niagara Falls Blvd, a building which I have occupied for 25 years and owned for the past 19. Formerly called Campos Photography Center, my business has always strived to maintain a healthy relationship with the community. In its prime, the Center drew as many as 15,000 customers to the area annually. As the photography world moved towards digital imaging, my business has evolved from a darkroom-rental facility into an online photographic services business, and I have begun using less and less of my space. Accordingly, I have decided to put the front of the building up for lease.

    I’m very excited about the space I am offering for lease for a variety of reasons, including, quite honestly, the fact that I know how exciting the space would be to a new tenant. I love what I do. I love Western New York. And, I know that 1016 Niagara Falls Blvd can be made into a consumer destination.

    There are three qualities that make 1016 Niagara Falls Blvd particularly appealing for any business owner: location, accessibility, and visibility.

    The business that moves into the front of 1016 Niagara Falls Blvd will be positioned in a highly accessible area that is thriving with commerce. Located at the intersection of Sheridan Drive and Niagara Falls Blvd, my building is positioned at the center of one of WNY’s most lively commercial areas. And on a larger scale, we are located close to the intersection of the I-90 and the 290, making the building easily accessible and easy to find from great distances. We also have a parking lot for the building with 32 parking spaces.

    A move into this space would automatically increase any business’ visibility due to the amount of automotive traffic. Furthermore, 1016 Niagara Falls Blvd is one of only a handful of buildings in the area that occupy street side space. As a result, the building is extremely visible and will be seen by every driver traveling south on Niagara Falls Blvd.
